Exterior Protection

Exterior protection against elements

Florida's sun and humidity are tough on buildings. Intense UV rays fade colors quickly, while daily afternoon storms can lead to mold and mildew if surfaces aren't properly sealed. We use premium, weather-resistant paints specifically designed to withstand these harsh local conditions.

Proper preparation is the key to a lasting finish. We pressure wash surfaces to remove dirt and chalking, seal masonry to block moisture, and repair stucco cracks before a single drop of paint goes on. This technical attention to detail prevents peeling and protects your structure for years.

  • Pressure washing and surface prep
  • Stucco and masonry repairs
  • UV-resistant exterior coatings
  • Waterproofing and sealing
  • Pool deck refinishing
  • Metal railing and fence painting

After hours work

How do you repaint a restaurant that never actually closes?

After hours, in phases, running the full painting scope section by section instead of across the whole building at once.

Efficiency sits right behind quality on these jobs. We generally order the entire project's materials before we begin and arrange to have the access equipment on site the day we start. Then the work gets split into phases. Each phase means sectioning off the work space, prepping that area in totality, painting it to spec, and doing a full clean up before the shift ends. That last part is not optional when you open for lunch.

Most owners already recognize that after hours work comes with a labor premium. What does not get thought about is the efficiency you give up by staying open. The most efficient way to paint anything is to work through each phase across the whole building in one pass: prep it all, prime it all, top coat it all, then handle touch ups and final cleaning once. Section work means every bit of equipment gets set up and broken back down at the start and end of every single shift. That comes straight out of actual working time, and it generates waste in the clean up on top of it.

Two more things are worth knowing before you schedule. If a material runs short in the middle of a night shift, most supply houses are closed. And if any of the work is exterior, night temperatures drop closer to the dew point, and paint applied too close to the dew point will fail once moisture forms on the surface before it has properly cured. We use the same phased approach on retail store painting for the same reasons.
