Hiring a contractor
How do you tell a real commercial painting operation from a residential painter taking a big job?
Systems and manpower. A residential painter can own most of the right equipment and still be the wrong hire for a commercial project.
A real commercial operation has the processes running before your job starts: continual quality control checks, job site analysis documentation, and people who know the billing platforms your builder requires. That coordination experience does not transfer. On a commercial site you work around plumbers, HVAC, and electrical, all aiming at the same turnover date you are. Then there is manpower. Sometimes the job is 50,000 square feet of exposed deck ceiling in five days, which is closer to warehouse and industrial painting than to anything residential.
The first thing I would check costs you nothing. Will they answer the phone more than once? As a project nears completion, coordination between the builder, the subs, and the painting team becomes the whole ballgame. Hire one that does not pick up, and every problem compounds on the last one. Anybody worth their weight already carries the insurance and owns the equipment. There is no substitute for company culture.
One more. I wish clients asked why our bid is higher than the lowest one, instead of whether we can come down to that number. In my experience the low bid overlooked scope or miscalculated what the job takes. Negotiating down to win a contract is how you end up issuing change orders and TM tickets for everything outside that scope, and plenty of times the builder pays more that way than the higher bid would have.
